Attorney Review in New Jersey: What Happens After Your Offer Is Accepted

Your offer was accepted — congratulations. But in New Jersey, the deal isn't locked in yet. Here's what the three-day attorney review period means for buyers and sellers in Passaic and Bergen County.

New Jersey · Attorney review3 business days

What is attorney review?

When a real estate agent prepares the purchase contract in New Jersey, both the buyer and the seller get three business days to have their own attorney look it over. The clock starts once both sides have received the fully signed contract, and weekends and legal holidays don't count.

What can happen during those three days?

  • Either attorney can propose changes — closing date, inspection terms, credits, or other details.
  • Either attorney can cancel the contract, with no penalty to their client.
  • If neither attorney acts before the period ends, the contract becomes binding as written.

Why it matters in North Jersey

In busy markets, a seller may keep hearing from other interested buyers while attorney review is open. That's why it helps to have an agent and attorney who respond quickly and keep things moving toward a final contract.

What comes next

Once attorney review wraps up, the next steps typically include your home inspection, your mortgage application moving through underwriting, and the appraisal. I'll walk you through each one — in English or Spanish — so you always know what's happening and what's next.
